As a Buyer's Agent, Jess will customize a search for you based on your needs, wants and budget. She will find homes matching your criteria and share listings with you immediately as they hit the market. She will patiently show you as many homes as you need to find the home that is right for you. When you find a home, Jess will help you strategize to write the most competitive offer possible while negotiating to get you the best deal with the best terms for you. Once you are under contract, Jess will help you schedule all inspections and walk you through the repair process. Meanwhile, Jess will work with the title company to get things ready for your closing. She will also coordinate with you lender to make sure all paperwork is correct and answer your questions. Jess will schedule the closing and ensure you are ready with all documentation the big day! At closing, Jess will ensure you understand what you are signing and that the home you are leaving with meets your expectations according to the contract.

As a Seller's agent, Jess will meet with you to see your property to give you an accurate market value. She will suggest improvements to make that will net you the most money at closing. She will schedule photos and assist you in preparing for the photography day. She will make sure your home looks best for photos. She will enter your listing into the Multiple Listing Service and prepare top notch marketing materials to promote your property. She will schedule showings with buyers and other agents. When an offer is presented on the property, Jess will thoroughly explain the offer details and advise you on what that offer would mean for you and your proceeds at closing. Once an offer is accepted, Jess will help negotiate repairs that work best in your favor as well as prepare for closing by communicating with lenders, title companies and all other parties to ensure a smooth closing and transfer of property.

As an investor herself, Jess knows how real estate investments work and which ones will be profitable for you. She actively looks for properties that could provide a great return on investment for you, whether it be a short-term rental or long-term rental. She can also assist in securing property management services.

Yes, Jess is currently accepting new clients and referrals!
No, services are paid via a fee when a property closes. We will generally ask the seller to pay the fees owed at closing on behalf of the buyer. If the seller refuses to do so, we have other ways to add the fees to the loan possibly. If we cannot reach other arrangements, the buyer might be responsible for the fees. However, Jess is always happy to find an agreement that works for the clients. Don't worry, Jess is never going to "stick you" with a bill you cannot pay.
Yes, per rules set forth by the National Association of Realtors, all potential buyers must sign a representation agreement before viewing property. This is a hiring agreement so that all parties are clear on how the agent will be compensation. This agreement can either be just a one-time agreement to see a particular property or can be for a period of time that you choose. Agreements can be terminated with a 10 day notice or as otherwise agreed upon.
Jess works directly with her clients, she does not hand you off to another agent with the exception of a rare scheduling conflict or illness, vacation etc.
Jess will coordinate with you the timeline that works best for you! If you believe that your home is ready to list, Jess can get professional photos scheduled within a day or two and have the listing ready and live in as little as 24-48 hours and sometimes even quicker! It is all about you and what you want to do. Generally, she will want to do some light staging and give you time to make some suggested repairs first, however. Her goal is to get your home sold for top dollar and it typically takes a week or two to get it in the best position for the market if you aren't in a rush.
Remember that real estate contracts are legally binding contracts. They are legally enforceable as is the case with any other binding contract you sign. There may be ways to cancel a contract without harm but that is not always the case. As a broker, Jess is licensed to oversee contracts and transactions at a higher level than other Realtors so she generally protects her clients from damages, however, as only the Real Estate advisor, she is not a party to client contracts. Transactions are between the buyer and the seller and as such, unfortunately, sometimes one or more parties breach a contract and they could be held liable for that and would need to secure attorney representation to resolve the conflict if Jess is not able to get parties to agree on a resolution.
In our market, it is expected that sellers will have all belongings removed and property be left in a broom-swept condition, ready for buyers to take possession immediately upon closing. Sometimes, agreements for pre-closing or post-closing occupancy are made in advance. However, if not agreed upon at the time all parties sign the purchase contract, the sellers will be expected to grant possession at closing. For buyers, you can expect to take possession of your new home immediately after closing.
Yes! Jess has spent a decade securing reputable vendors for clients. She has vetted several lenders, inspectors, etc and will make recommendations based on your needs. Her #1 priority is always to her clients, not her own interests. And you are always welcome to use any vendor you choose.
